Fence Maintenance of AFNA installed fencing

As stated in the Covenants, property owners are required to maintain in good condition all fencing installed along their property. Residents often inquire regarding the fence paint used by the developer.

The paint is a semi-gloss finish, “WHITE” barn and fence paint, safe for livestock by FarmPaint.

Trail Maintenance Reminder

We kindly ask that residents refrain from placing tree branches or yard debris over fences or onto the community trails. There have been a few recent cases, especially near the front of the neighborhood, where tree limbs left on trails have made mowing difficult and affected the look of our shared spaces.

Let’s work together to keep our community looking its best! 

Street-Front Lawn Care

A friendly reminder to mow the full length of your property along the street front. While the HOA has stepped in at times to help maintain curb appeal, we’re asking for your support going forward, as it’s not sustainable for us to continue mowing these areas.

Covenant Reminders

This is a friendly reminder that Anderson Farms and Bridgewater are covenant-controlled & restricted communities. Our community use restrictions help maintain the safety, appearance, and property values of the neighborhood.

These covenants cover a variety of topics, including construction and alterations to homes or other structures, trash and manure storage & removal, vehicles, equine regulations, and several other requirements.

Some important guidelines to remember are:

  • No signs of any type may be displayed on any property without prior approval from the Board or the Architectural Review Board (ARB).
  • Pets are not permitted to run at large in Anderson Farms or Bridgewater. In fact, the Aiken County Code of Ordinances specifically states: “It shall be unlawful for any owner of any dog to permit, or allow in any way, whether intentionally or unintentionally, the same to run at large except on property owned, rented, or controlled by the owner. All dogs not on property owned, rented or controlled by the owner must be kept under restraint or confinement and under the physical control of the owner by means of a leash or other physically attached restraining device.”

    For the safety of pets and neighbors alike, please ensure your pets are kept on a leash when off your property.
